Sooner or later every water heater reaches the point where another repair is money poorly spent: water pooling under the tank, no hot water after a fix has already been tried, or a unit simply past its useful life. Replacement covers draining and disconnecting the old heater, setting a new tank or tankless unit, and reconnecting water, gas or power and venting to current code. We handle the permit and inspection where one is required, and our phone is answered around the clock, holidays included, so you can call the moment you find the leak.

Common problems and how we handle them

My water heater is leaking. What do I do first?

Close the cold water supply valve on the pipe feeding the top of the heater so no more water enters the tank. For a gas unit, turn the gas control to off; for an electric unit, switch off its breaker. If water is spreading, you can attach a garden hose to the drain valve and run it to a floor drain, but the water inside may be scalding, so give it time to cool first. Then call us at 908-577-5579.

Can a leaking water heater be repaired, or does it need replacing?

Where the water is coming from decides it. A drip at a pipe connection, the drain valve or the relief valve can often be fixed. Water coming from the tank itself, usually seen as rust streaks or a puddle under the burner area, means the steel has corroded through, and no part will stop it. Tankless units are different: most of their leaks start at fittings, and a leaking heat exchanger can sometimes be replaced as a part.

How do I know my water heater is near the end of its life?

Age is the first clue. The rating label carries a serial number that usually encodes the manufacture date, although each maker uses its own format. Beyond age, watch for rust-colored water from the hot taps only, a tank that takes longer to recover, repairs coming more often, and moisture or rust at the base. A replacement planned on your schedule is far easier than one forced by a wet floor.

Should I replace it with the same model or upgrade?

Matching the old unit keeps the job simple, since the gas line, vent and space are already set up for it. It is also the moment to fix a mismatch: a household that regularly runs out of hot water may need more capacity, and a tight utility room might suit a tankless unit. Upgrades can bring extra work such as new venting or piping, so we lay out each option with its own price and let you choose.

How the job works

  1. Confirm the fuel, capacity and venting of the old heater, and check that the replacement can come in through the same doorways and stairs.
  2. Shut off the water and the gas or power, drain the old tank, and disconnect it.
  3. Set the new heater, then connect the water lines, fuel supply and vent, bringing any connection that no longer meets code up to date.
  4. Fill the new tank completely and bleed air from the hot lines before lighting it or switching the breaker on, which keeps electric elements from burning out dry.
  5. Leak-test every joint, confirm the vent draws on gas models, and set the thermostat to a safe temperature.
  6. Book the inspection when the job needs a permit, and point out the shutoffs so you know where they are next time.

Cost of water heater replacement

Three things set the price of a replacement: the heater you choose, how much of the existing gas, water and vent connection can be reused, and how hard it is to carry the old unit out and the new one in. A tight closet or a basement with narrow stairs takes more labor. Before we start, you receive a written price, and financing is available if the timing is tough.

Water Heater Replacement questions

Who takes care of the permit and inspection?

We do, whenever the work requires a permit. We file the paperwork and arrange the inspection so you are not left coordinating with the local building office yourself. What is required can depend on the scope of the job and the municipality, so we confirm it for your address before the work begins.

What does bringing the installation up to code usually involve?

Codes change over a water heater's life, so a replacement often updates the connections around it. Common items are a relief valve discharge pipe run full size and uncapped to a safe discharge point; a sediment trap on the gas line at the heater; a vent connector with the proper upward slope, secure joints and clearance from anything that can burn; and an expansion tank where a check valve or pressure-reducing valve on the main closes the system. Anything added is listed on the written price.

Can a water heater in a finished basement or closet be replaced?

Yes, as long as the new unit fits the space with the clearances its manual calls for and has a workable way to vent. In a finished area, a drain pan piped to a drain is worth adding, since the next leak would reach carpet or drywall. If the space is too small for a tank of the same capacity, a slimmer model or a tankless unit may fit.

What information helps when I call?

The make, the capacity and whether it runs on gas or electric are all printed on the label and help us plan the right replacement. A photo of that label, plus one of the whole heater with its piping, shows the venting and connections. Tell us whether water is still leaking, so we understand how urgent the visit is.
